  1. CHECK-IN TIME IS AFTER 3 P.M. Mountain Time. 
  2. CHECK OUT IS 10 A.M. Mountain Time.
  3. PROBITED ACTIVITIES include, but are not limited to, use of illegal drugs, drinking alcoholic beverages, playing loud music that would disturb neighbors, and swearing.  Our home is strictly non-smoking.  Please respect this policy.  If smoking outside, please make sure that no smoke blows into the home.  Also note that wildfires can begin from a discarded cigarette—they should only be disposed of in an ashtray.  No petition burning in the home.
  4. PETS, only well trained cats are permitted, are charged at $25 per day. 
  5. RESERVATION DEPOSIT  A deposit of ½ of the total fee is required to reserve the property.  Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to “The Inner Retreat.”  Credit card payment is also acceptable via the preceding form.
  6. PAYMENT BALANCE  The remaining ½ of the rent, plus 7% Montana State Accommodation Tax, Pet Fee, and Security Deposit are to be paid 30 days prior to arrival.  The security deposit will be used to cover the cleaning expenses of the home following your departure, plus any damage or missing items.  The cleaning fee can be minimized by leaving the home in a condition that minimizes the amount of time required to clean it, such as leaving all of the dishes and kitchen utensils, floors, bathrooms, kitchen, etc clean.  If you fail to make the final payment in time, your reservation will likely be forfeited. 
  7. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if the deposit was made via credit card.  All credit card cancellations are subject to a 5% cancellation fee or $50, whichever is greater.  Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment.  Early departure does not warrant any refund.
  8. MAXIMUM OCCUPANCY – The number of guests in the home for the fee stated is up to 8 or 5, depending on the home.  Children under the age of 2 years old accompanied by a parent can stay for free and do not count as an additional person.  For groups exceeding 8 persons per home, there is an additional nightly charge of $25 per extra person over the age of 2. 
  9. MINIMUM AGE for a renter is 24. 
  10. INCLUSIVE FEES – The room rate includes a one-time bedding, towel set-up, soap, shampoo, and toilet paper.
  11. NO DAILY MAID SERVICE – Rooms are cleaned prior to each rental and are not cleaned during a rental. 
  12. PEACEFUL ENJOYMENT – Renters are entitled to the peaceful and quiet enjoyment of the premises.  All renters must conduct themselves and require family members and visitors to conduct themselves in a way that does not disturb the peaceful and quiet enjoyment of neighbors.  Renters, including all family members, or visitors, who disturb others, and/or fail to comply with the Rental Rules and Regulations will be required to leave the premises and/or will be subject to eviction without a refund.
  13. RESPONSIBILITY FOR RENTER’S PERSONAL PROPERTY – The Owner assumes no responsibility for the theft, destruction or loss of money, valuables or other personal property belonging to or in the custody of the renter regardless of the cause and location of such property.  The Owner does not carry insurance against loss or damage of individually owned personal property. 
  14. INDEMINFICATION – Renter agrees to indemnify and hold the Owner harmless against any claims or losses incurred by the Owner as a result of:
    • Any damage, accidents, injury, or illness occurring in or about the premises due to the negligence or any intentional act of the renter or by renter’s family members, guests or invitees;
    • Renter’s failure to fulfill, observe, or comply with any term or condition of this Rental Rules and Regulations or other rules and regulations;
    • Any damage or injury occurring in or about the premises to Renter’s family members, guests, invitees, or such persons’ property, other than damage or injury which may be due to gross negligence or intentional acts on the part of the Owner;
    • Renter’s failure to comply with any requirements imposed by any governmental authority.
